Carpet vs Built-up vs Super Built-up Calculator

Carpet area is the actual usable floor area inside your walls — the space you can put carpet on. Built-up area adds the thickness of your own walls and any balcony/utility area. Super built-up area (sometimes called "saleable area") further adds your proportionate share of common areas like lobbies, staircases and lifts. Builders usually quote a price per sq ft on super built-up area, which is always the largest of the three numbers.

Loading % is how much bigger the super built-up area is compared to the carpet area — the extra you're paying for that isn't private, usable floor space. A loading of 30% means for every 1,000 sq ft of carpet area you actually use, you're paying for 1,300 sq ft. RERA now requires builders to disclose carpet area, but the quoted price is still usually per sq ft of super built-up — this calculator translates one into the other.

If you give one area plus a loading %, the other two areas are calculated directly from that. If you give two areas, the third is estimated using a typical real-world split — built-up area usually sits about 30% of the way between carpet and super built-up area. For an exact figure, use the built-up area from your builder's own floor plan or sale agreement instead of the estimate.

Because the quoted ₹ per sq ft is calculated on the larger super built-up area, while you only get to actually use the smaller carpet area. Dividing the same total price by the smaller carpet area always gives a higher number — exactly by the loading %. This is the real cost of the usable space you're buying.
